What determines the value of a property, apart from the features and condition? The location - on the one hand the region in which it is located, on the other hand the immediate surroundings that surround it. How good is the connection to public transport? How far away are doctors, schools, daycare centres, restaurants, bars or shopping facilities? What leisure activities or cultural offerings are there? With the help of location scoring, locations can be analysed. How? We show this with our new demo, which we developed together with Targomo and Google.
Considering the different needs of your target group
Whether residential locations are attractive for prospective buyers or tenants depends on the situation in life as well as on individual needs. It stands to reason that schools and good connections are important factors for families, whereas other people define local recreation or nightlife as essential for their quality of life. Business people who travel frequently appreciate the airport or train station on their doorstep. It is also crucial for hotels or shops that their own customers like to be in their neighborhood.
Accurate evaluation with Location Scoring
Whether the location suits the target group can only be properly recognized when these factors are not considered individually, but in relation to each other. This is exactly what location scoring makes possible. In cooperation with Google and Targomo we have built a demo application for Location Scoring. Using Berlin as an example, an evaluation of individual locations can be made. In our case, we did an evaluation for locations, with the assumption that the categories local supply, gastronomy, nightlife and accessibility are decisive.
Scoring according to distance
Based on the density of surrounding Points Of Interest (POI), the relevance of criteria is defined. Accordingly, the score for local supply is calculated from whether one of the following POIs is accessible: supermarket, bakery, pharmacy, drugstore, post office, bank, ATM, kindergarten, school and bus stop. The decisive factor is not the number of accessible POIs but whether at least one of these POIs is available - and if so, how far away it is. The situation is different with the scores of nightlife and gastronomy. They are based on the number of POIs that can be reached within a 15-minute walk. The greater the distance to the bars and restaurants, the lower the score and thus the relevance.
Which criteria are included in the location scoring can be defined individually - be it child-friendly cafés, barrier-free restaurants, parks or green spaces, e-charging stations, car-sharing parking spaces, rental bikes or ATMs.
Meets individual requirements – for better customer service
Location Scoring gives you a quick overview of the POI. In order to display them, it is recommended to additionally integrate the new Google Maps feature Location Context into the map on the website - for example into the real estate exposé.
